Two parcels of North Powys pastureland are to be sold at a collective property and land auction in Shrewsbury next month.

Auctioneers Halls are selling 45.86 acres at Llettypiod, Llanfihangel, near Llanfyllin and 6.15 acres of riverside pasture and amenity land at Abermule, near Newtown at the company’s Battlefield headquarters on Friday, March 24 at 3pm.

The land at Llettypiod is being sold in two lots, both of which have a natural water supply from Nant Dolwar and good roadside access.

Lot one, which has guide price of £90,000 to £100,000, comprises 15 acres of pastureland in one enclosure. Valued at between £130,000 and £140,000, lot two extends to 30.86 acres and is capable of being used for fodder and grazing.

The land is nine miles from Llanfyllin and 13 miles from Welshpool and no Basic Payment Scheme entitlements are included in the sale.

The second parcel of land, valued at between £37,000 and £43,000, is a single enclosure accessed off the B4386 road close to the centre of Abermule. The land, which includes an interesting motte and bailey ancient monument, is used for grazing and has single bank fishing rights on the River Severn

“This sale offers an opportunity for a local person to purchase a desirable and adaptable parcel of land which is ideal for keeping horses or domestic livestock and has great amenity value for camping, fishing and family fun,” said James Evans, a director of Halls who manages the company’s Welshpool office.

For more information about the two parcels of land and viewing details, contact Halls’ Welshpool office on Tel: 01938 555552.
