40-bed hotel, Greggs and Starbucks plans for Buttington Cross

New plans have been revealed for a 40-bedroom hotel along with drive-through Greggs and Starbucks outlets as part of a major hospitality development at Buttington Cross.

KIM Property Property Investments has released the plans for consultation which will be discussed at a planning meeting of Welshpool Town Council on Wednesday night – though at this stage they have not been submitted to Powys County Council for approval.

The plans were withdrawn in July 2020 last year following a number of objections and new versions see the hotel size reduced from 63-bedroom to 40 and the demolition of Lime Kiln Cottage.

Welsh Government Highways had asked for more information on whether the A483 junction had the capacity for the additional traffic and asked for a transport statement, while widespread ecology concerns were highlighted by Powys County Council due to its proximity to the canal and dozens of protected species.

Welshpool Town Council's planning committee listed 10 points of concern to the plan, and also said that a hotel should be built in the town centre, and not on the outskirts.

The Clwyd Powys Agricultural trust has also raised issues about the Lime Kilns, saying that the layout would need to be "significantly revised to completely avoid the listed structure".

As a result revised plans have been released including:

· Construction of new drive-through 1800sqf A3 unit for Greggs and associated parking

· Construction of a new national chain drive-through Starbucks coffee shop with associated parking

· Construction of a new 40 bed hotel for a national chain with associated parking

· Retention of the Lime Kilns with associated picnic area

· New access arrangement onto the site
