Huge smallholding demand

The huge demand for smallholdings and renovation properties with land in Mid Wales and the Shropshire border was underlined at a public auction in Shrewsbury, which realised nearly £2 million in an hour.

One of the properties sold by auctioneers Halls was Watery Lane, Trewern, near Welshpool, an attractive rural smallholding which extended to nearly 11 acres and exceeded its guide price at £206,000

The property, which needed modernisation and renovation, had been owned by the Price family for a long time and became available following the dissolving of a family partnership.

Watery Lane comprised a three bedroomed brick and stone cottage with an adjacent traditional stone barn 10 acres productive pasture paddocks. The barn has potential for conversion to a range of alternative uses, subject to planning consent.

Intense pre-sale interest with in excess of 50 viewings continued into the saleroom as Springfields, Rowley, Westbury, near Shrewsbury, a country cottage in a beautiful, unspoilt rural location, exceeded its guide price to sell for £253,000.

Set well back from the road, Springfields comprised a three bedroomed house requiring renovation with gardens, grounds, outbuildings and land extending to 4.3 acres.

Halls’ director James Evans, who manages the company’s Welshpool office, said: “The successful sale of Watery Lane and Springfields highlights the huge demand for renovation and rebuild properties in a rural location, particularly with land.

“I would strongly recommend anybody with property of this type, which they are thinking of selling, to get in touch with Halls for a professional valuation.

“In this modern world of hi-tech Internet marketing techniques, there is still a major role for the auction method of selling property and land. However, it is critical to select the right property for auction and the right guide price.
