16/07/2026 @ 11:50

Two homes offering scope for modernisation and a woodland lot comprising two separate parcels in North Powys will go under the hammer at a collective property and land auction in Shrewsbury next week.

The Glyn at Frochas, near Welshpool, is a substantial character house requiring refurbishment, with a guide price of £175,000 to £200,000. Tyn y Ddol at Llangynog is a three-bedroom detached home with striking mountain views and scope for modernisation, guided at £250,000.

The third Mid Wales lot comprises around 1.58 acres of woodland and amenity land formerly part of Y Gribyn at Llawr-y-Glyn, Caersws, with a guide price of £10,000 to £15,000.

The three lots form part of Halls' 21-lot collective property and land auction at Halls Holdings House, Battlefield, Shrewsbury, on Friday, July 24, starting at 2pm.

Enjoying an idyllic position around a 10-minute drive from Welshpool, The Glyn is an attractive black-and-white house which offers buyers the opportunity to create an individual family home in an unspoilt rural setting.

The ground-floor accommodation includes a spacious kitchen and dining room, a snug, a lounge with an impressive inglenook fireplace and a large triple-aspect sitting room with far-reaching valley views.

Upstairs, a galleried landing leads to a principal bedroom with an en suite shower room, four further bedrooms and a family bathroom.

The house is approached along a private track to a gated entrance. Mature, well-stocked gardens surround the property on three sides and include lawns, established planting, a pond, a greenhouse, a garden shed, a wood store and a wooded area.

Tyn y Ddol occupies an elevated position in the popular village of Llangynog, surrounded by some of Mid Wales' most dramatic scenery.

The ground floor is centred on an open-plan dining and living room measuring more than 24 feet, with an adjoining kitchen, utility room, integral double garage and attached outbuilding offering useful storage or workshop space.

The first floor includes a principal bedroom with en suite facilities, two further well-proportioned bedrooms, a family bathroom and an additional shower room.

Outside, a large, private driveway serves the house and garage, while the front and rear gardens include lawns, mature shrubs, planted borders and seating areas. The elevated rear garden enjoys privacy and an exceptional outlook.

The woodland lot is situated in an unspoilt rural location near Llawr-y-Glyn, with extensive roadside frontage, good access and attractive views.

It comprises approximately 0.36 acres of mainly spruce and fir woodland, with an active felling licence until 2028, together with approximately 1.22 acres of mixed broadleaf woodland and roadside verge strips.

Viewing of The Glyn and the woodland is by appointment with Halls' Welshpool office on 01938 555552 or at welshpool@hallsgb.com. Viewings of Tyn y Ddol are arranged through Halls' Oswestry office on 01691 670320 or at oswestry@hallsgb.com.
