Chance to buy Berriew farm

A significant working farm near Welshpool, Powys has been placed on the open market for £1.85m, creating a rare chance to acquire such a property in Mid Wales.

The substantial 215 acre working beef, sheep and arable farm at Pen y Coed Uchaf, Berriew, includes a modern Welsh Oak Frame farmhouse and a range of modern farm buildings and land providing productive pasture, cropping and woodland. 

Chartered surveyors and estate agents Morris, Marshall and Poole said it was a rare sale in the area and expected a lot of interest in the property as either a single lot or two lots.

It includes several shooting drives for pheasant and partridge on the land which has been previously let to local shoots but could be developed as a business within the farm.

Available as a whole or in two lots, lot one, at £1.4m includes the Welsh Oak Frame farmhouse, a modern former dairy complex of farm buildings and land extending to 139 acres. Lot two offers the chance to purchase a further 75 acres of productive pasture land and coniferous woodland.

The holding is currently within a Glastir All Wales Entry contract until 2017, which not only provides numerous environmental benefits, but also an additional source of income.

Prospective purchasers may wish to consider the potential of entering the holding into Glastir Advanced to further the current benefits.

“Pen Y Coed Uchaf presents an opportunity to source additional diversified income such as the letting of sporting rights. However, an attractive on-farm shoot could be developed with the provision of cover crops and the existing woodland,” added Keith Davies.

“Farms of this nature do not come on to the open market that regularly in this area or neighbouring Shropshire and we are already experiencing a good level of interest.”

The land has been claimed previously under the Single Farm Payment Scheme and is being claimed under the new Basic Payment Scheme.
